Signs Your Commercial Boiler Needs Replacement
Some systems have reached the point where continued investment in an aging unit is the more expensive path. Common signs a replacement is the right decision:
When those conditions are present, a replacement gives the facility a new baseline: better efficiency, current emissions compliance, and a known service life going forward.
We assess both repair and replacement and give a direct recommendation based on what makes sense for the facility.
Commercial Boiler Systems We Install
We work across the full range of commercial and industrial boiler types.
Steam Boilers
Steam boilers operate on pressurized steam distributed through the building or process system. Low-pressure systems run at or below 15 PSI.
High-pressure systems, above 15 PSI, require a higher level of technical planning, certified repair capability, and more involved inspection procedures under California Title 8.
Hot Water Heating Boilers
Hot water heating boilers circulate heated water through a closed distribution loop for space heating. System sizing is based on the building’s actual heating load, not a standard capacity figure.
Domestic Hot Water Systems
Large commercial facilities with simultaneous demand across multiple draw points require centralized DHW systems sized for peak load. Hotels, multifamily buildings, hospitals, and institutional facilities are common examples. See our commercial water heater installation page for the full scope of that work.
For replacement projects, we assess the existing system load before specifying equipment. A unit correctly sized at original installation may no longer match the building’s current occupancy or demand profile.
Compliance Requirements for Commercial Boiler Installations
Commercial boiler installations in Southern California involve compliance requirements that facilities in other states do not face. Planning for them from the start avoids delays mid-installation.
SCAQMD Emissions Requirements
Boilers and combustion equipment in the South Coast Air Quality Management District must meet NOx emissions limits under Rules 1146, 1146.1, and 1146.2, depending on unit size and fuel type. New installations and replacements require permits, and burner selection needs to reflect applicable limits.
Our SCAQMD compliance services cover the full permitting process for new installations and burner retrofits.
DOE Efficiency Standards
New federal efficiency standards for commercial water heating equipment are now in effect, with enforcement for gas-fired equipment beginning October 2027.
Facilities replacing large DHW systems should account for these requirements before selecting equipment.
California Title 8 Inspections
Steam boilers in California are subject to annual inspection under Title 8. A new installation should include a clear picture of which requirements apply, what documentation the facility needs to maintain, and when the first inspection is due.
We handle permitting for new installations and replacements and coordinate compliance planning across a facility’s full boiler plant.
The Installation and Replacement Process
A commercial boiler installation has more moving parts than a standard equipment swap. Here is what the process looks like when we handle the project.
Site Assessment and Load Sizing
We evaluate current and projected system demand through a detailed heat-load analysis and account for potential capacity increases or changes in building use. Proper sizing prevents wasted fuel, reduces short-cycling, and directly affects system life.
Equipment Selection
We work with all major commercial and industrial boiler brands, including Cleaver-Brooks, Miura, Parker, Hurst, Lochinvar, Laars, Raypak, and many more. Equipment is specified based on the facility’s system type, fuel source, venting conditions, and operating requirements.
Permitting and Compliance Review
In Southern California, new boiler installations and replacements typically require AQMD permitting. We handle this as part of the project. Applicable emissions requirements are reviewed before equipment is ordered, not after.
Installation and Piping
The new system is positioned, connected, and integrated into the facility’s existing piping and controls. Venting is assessed for material compatibility, since condensing units require different venting than atmospheric systems.
Combustion Tuning and Testing
Before we leave the site, the system is started, tested, and tuned. Combustion readings are taken and documented.
Handoff and Documentation
The facility receives installation records, combustion data, and the documentation needed for future inspections and compliance reviews.

Why Facilities Choose Porter Boiler
Porter Boiler has been a C-4 licensed boiler contractor in Southern California since 1955. That history reflects the range of systems, facility types, and compliance environments we have worked in across seven decades.
Our R-Stamp certification authorizes us to make welded repairs to pressure vessels in the field. On a high-pressure steam system, this credential expands the options available to a facility. A repair that would otherwise require full unit replacement can often be completed on site.
We work with all major boiler brands and specify equipment based on the facility’s requirements. AQMD permitting for new installations, replacements, and burner retrofits is handled as part of the project.
Schedule a Commercial Boiler Installation in Southern California
