What We Install and Replace
We work with the full range of commercial water heating equipment:
Condensing storage water heaters
The standard replacement path for most commercial facilities, sized for the building’s actual peak demand, not a generic capacity figure
High-efficiency tankless systems
For facilities with variable demand and adequate gas supply capacity
Large central domestic hot water systems
Multi-unit configurations for hotels, multifamily buildings, and institutional facilities with simultaneous demand across kitchens, laundry, and guest or tenant floors
Boiler-based DHW systems
Indirect water heating tied to an existing hydronic boiler plant; for facilities already running a high-efficiency hydronic heating system, this is often the better long-term choice
Commercial DHW Installation for Hotels, Multifamily, and Institutional Facilities
Porter Boiler handles commercial water heater installation and replacement across Southern California. We hold a California C-4 Boiler, Hot Water Heating and Steam Fitting classification, the mechanical contractor license that covers the full scope of a condensing water heater installation, alongside a B General Contractor license.
Plenty of contractors install commercial water heaters. What separates the results on a condensing job is how routinely a company works on sealed combustion venting, condensate neutralization, and combustion setup, because that is where these installations fail.
We do that work daily on commercial boiler plants, on equipment considerably larger than a water heater.
The October 2026 DOE Efficiency Standard
On October 6, 2026, new federal DOE standards take effect for commercial gas water heaters. Storage-type units must meet 95% thermal efficiency; tankless units must meet 96%. Both thresholds require condensing technology for new units manufactured on or after that date.
For your facility, the standard governs what manufacturers can build, not what you are permitted to install. Equipment built before the compliance date can still go in, systems already in service can be maintained to the end of their useful life, and electric and oil-fired equipment is unaffected.
We install and service both condensing and non-condensing systems, and if venting routes, mechanical room space, or gas supply are constraints in your building, we can tell you which path it actually supports.
Facilities We Work With
Hotels and hospitality
Hotels and hospitality properties carry some of the highest domestic hot water loads of any commercial building type. Guest rooms, laundry, and kitchen draw simultaneously, and a system failure during occupancy is not a recoverable situation without a fast response.
We plan hotel installations around operational schedules and size for actual peak demand.
Multifamily properties
Multifamily properties across Southern California, including apartment complexes, senior housing, and condominiums, often run central DHW systems installed decades ago. When those systems reach end of life, the replacement needs to be designed for the building’s current load profile.
Hospitals and healthcare
Hospitals and healthcare facilities require continuous supply without exception. We coordinate with facilities management on shutdown windows and work within clinical scheduling constraints.
SCAQMD Compliance for Commercial Water Heaters
Commercial water heating equipment in Southern California falls under SCAQMD jurisdiction based on input capacity. Storage and tankless units at hotels, multifamily properties, and institutional buildings typically fall under Rule 1146.2, which governs gas-fired water heaters at or below 2 MMBtu/hr.
Larger centralized systems above that threshold fall under Rule 1146.1 or Rule 1146 depending on total input.
Most commercial water heaters at or below 2 MMBtu/hr are exempt from a written AQMD permit under Rule 219, but they still have to meet Rule 1146.2’s NOx limits. Larger systems that cross the permit threshold require an AQMD Permit to Construct, and we handle that application as part of the project. Facilities managing both water heaters and boilers can coordinate compliance across the full plant through our SCAQMD compliance service.
