24/7 Emergency Boiler Repair Service Available
What We Handle
For commercial hydronic systems, we cover the full scope of service work:
Hydronic boiler repair
Burner faults, heat exchanger failures, pressure and flow problems, control malfunctions, and emergency breakdowns across condensing, copper-fin, and firetube equipment
Boiler maintenance
Annual combustion tuning, safety control verification, expansion tank service, circulation pump inspection, and water treatment evaluation to protect the system
Boiler replacement and installation
Equipment sizing, specification, procurement, and installation, including condensing retrofits where the existing plant no longer meets efficiency or compliance requirements
Hydronic piping
Distribution system repairs, modifications, and new runs connected to the boiler plant. See our process and steam piping page for the full scope of piping work we cover
Burner Service and NOx Retrofits
Combustion tuning and low-NOx burner replacements for hydronic boilers under SCAQMD jurisdiction, with AQMD permitting handled as part of the project
Commercial Hydronic Heating Contractors for Southern California
Porter Boiler has worked on commercial hot water heating systems across Southern California for over 65 years. We hold a California C-4 Boiler, Hot Water Heating and Steam Fitting license, the classification that covers the full scope of hydronic boiler work, from the plant to the distribution piping connected to it.
Most HVAC contractors carry a C-20 mechanical license. That covers forced-air heating and air conditioning. It does not cover the boiler plant, which is where hydronic system failures actually happen.
Hydronic Boiler Types We Service
Commercial hydronic systems run on three types of boilers. Each has a different installed base, different service requirements, and different failure patterns.
Condensing boilers
Condensing boilers operate at efficiencies above 90% by recovering heat from exhaust gases before they leave the flue. They require sealed combustion venting, typically polypropylene, and a condensate drain line to handle the acidic discharge the condensing process produces.
Controls are set up for outdoor reset or load-matching operation to keep return water temperatures low enough for the efficiency gains to materialize.
These are the most common specification on new commercial installations and replacements. We install, service, and repair condensing equipment from all major manufacturers.
Non-condensing and copper-fin boilers
Non-condensing boilers, including copper-fin units from Raypak, Laars, and Lochinvar, make up the largest share of the installed base across Southern California’s hotels, multifamily buildings, and light commercial properties. They operate at 80 to 85% efficiency, run on standard B-vent flue systems, and have been the workhorse of commercial hydronic heating in this region for decades.
These units are straightforward to service but very common to encounter in aging condition. Burner calibration, heat exchanger condition, and control reliability are the recurring issues.
When a copper-fin unit reaches end of life, we assess whether the replacement path is another non-condensing unit or a condensing retrofit based on the building’s actual return water temperatures and venting constraints.
Firetube boilers
Firetube boilers serve the larger end of the commercial and institutional market: high-rise office buildings, hospitals, schools, government facilities, and university central plants.
A large share of the firetube hydronic boilers we encounter were installed 20 to 40 years ago. They are serviceable, but they require a contractor with experience on legacy equipment and familiarity with configurations that newer technicians may not recognize.
Facilities We Work With
Hospitals and multifamily properties
Hotels and multifamily properties across Southern California commonly run central hydronic plants serving multiple zones and floors simultaneously. When the boiler plant fails in an occupied building, it is not a comfort issue. It is a habitability issue, and in a hotel, an operational one.
We carry 24/7 emergency coverage and dispatch across the region.
Hospitals and healthcare facilities
Hospitals and healthcare facilities require continuous heating without scheduled interruption. We coordinate with facilities management on maintenance windows and are familiar with the access constraints and documentation requirements that clinical environments carry.
Schools, universities, and government facilities
Schools, universities, and government facilities often run firetube hydronic systems that have been in service for two to four decades. We know this equipment, and we stock parts for units that newer contractors may not recognize.
SCAQMD Compliance for Hydronic Boilers
Commercial hydronic boilers in Southern California fall under SCAQMD jurisdiction based on input capacity.
Most copper-fin and condensing boilers fall under Rule 1146.2, which governs gas-fired boilers at or below 2 MMBtu/hr. Larger firetube systems above that threshold are governed by Rules 1146 and 1146.1.
We pull the required AQMD permits for new installations and replacements, and we handle the permitting for burner retrofits on existing equipment. Our SCAQMD compliance service covers the full permitting and installation process.
Schedule Hydronic Boiler Service in Southern California
Hydronic systems tend to give warning before they fail: pressure loss, uneven heat, cycling problems, visible corrosion. Those warnings are cheaper to address than the emergency they become if they sit.
Call Porter Boiler and we will get the right technician to your facility.
